Estimate cash left after a sale

Sale price is not the same as cash available after settlement. Agent commission, campaign spending, legal costs, mortgage discharge charges and the loan payout all reduce the proceeds, and a low sale price can leave a settlement shortfall.

This calculation creates a transparent pre-sale scenario using the costs you enter. Timing can affect accrued loan interest, rates adjustments and marketing spend, so revisit the figures when a contract is approaching. It does not value the property, estimate a buyer’s offer or determine tax consequences, so use current quotes and your lender’s payout figure where possible.

How to read the results

Estimated net proceeds is expected sale price less all listed selling costs and the loan payout. If the figure is below zero, the primary label changes to estimated settlement shortfall, meaning additional funds may be needed in this model.

Agent commission is calculated as the entered percentage of sale price. Total selling costs groups commission, marketing, legal and discharge charges, while loan payout is separately deducted from the sale proceeds. Different commission arrangements and inclusive or exclusive GST quotes can change the actual amount.

Worked example

At the default $950,000 sale price and 2.1% commission, the agent commission is $19,950. Adding $6,000 marketing, $1,800 legal and $500 discharge costs gives total selling costs of $28,250.

After deducting the default $520,000 loan payout, estimated net proceeds are $401,750. This is a cash-flow illustration and does not include capital gains tax or settlement adjustments.

Assumptions and limitations

  • Commission is calculated on the full entered sale price.
  • Marketing, legal and discharge figures are fixed amounts.
  • The loan payout is known and payable at settlement.
  • Capital gains tax, rates, strata levies and utility adjustments are excluded.
  • No vendor concessions, repairs, staging costs or early repayment break costs are included unless entered as a listed cost.

Frequently asked questions

Can net proceeds be negative?

Yes. If the sale price does not cover listed costs and the loan payout, the tool shows a settlement shortfall.

Is capital gains tax included?

No. Capital gains tax depends on circumstances and is excluded from this estimate.

Should I use my current loan balance?

Use a lender payout figure where available, as it can differ from a statement balance due to accrued interest and fees.
